WHO CAN BUY PROPERTY IN MOROCCO?

I AM A FOREIGNER AND I WOULD LIKE TO BUY A PROPERTY IN MOROCCO, WHAT IS THE PROCEDURE I SHOULD FOLLOW?

• First of all, you should open a banking account in Dirham convertible. This procedure will allow you to transfer money from a foreign account to Morocco and to guarantee you can export the proceeds in case of resale.
• Sales in Morocco must be executed before a public notary to ensure your rights are protected.
• By law, the purchase fees will be paid by the buyer; they include registration and notary fees.


DO I NEED TO OPEN A BANK ACCOUNT IN MOROCCO?

• Yes, as a buyer you will need to have a Moroccan bank account but only in time for the completion of the purchase. We will provide you with all the required information and assistance at all stages of the purchase.


WHAT IS THE PROCEDURE TO BOOK A PROPERTY WITH EMAAR MOROCCO?

• You can book a property with an advance payment, which may vary according to the property price. This reservation fee will guarantee the property for you, freeze the price and set the deadline for the total property payment.


WHAT IS THE PAYMENT SCHEME FOR A PROPERTY AT AMELKIS RESORTS?

• The payment structure on properties at Amelkis Resorts is as follows: 30 % at the signature of the sales compromise, 70 % at the signature of the final sales agreement, no later than 3 months after the signing of the sales compromise.


DOES EMAAR MOROCCO HAVE A PARTNERSHIP WITH A FINANCIAL INSTITUTION?

• Yes, we have partnership agreements with several banks with the possibility for our customers to benefit from privileged mortgage rates and procedures, up to 70% of the purchase price.

WHAT ARE THE ADDITIONAL REQUIRED PURCHASING COSTS?

• Generally in Morocco around 5% – 6% is required in addition to the property purchase price to secure your property; this covers all the government registration, taxes and public notary fees.


ARE THERE ONGOING COSTS BESIDES WATER AND ELECTRICITY ASSOCIATED WITH A PROPERTY PURCHASE IN MOROCCO?

• As with most countries there are additional community fees such as municipal administration tax, insurance, maintenance, home owners’ association fees… These fees are very low in comparison with other markets.

• There is a tax convention between France and Morocco to avoid the double taxation.
• The tax legislation regarding the imposition is determined by the tax residency status.
• The criteria that are taken into consideration are: the purchase of a permanent habitation, the presence in the country with an economical interest and the completion of a stay with more than 183 days per year in Morocco
